Prince Charles is developing a town that will look like a 1930s community upon its completion in 2025. He started turning Nansledan in Newquay as a unique residential site in 2013. However, the locals reportedly have to abide by its "draconian rules" if they want to live in this North Cornwall precinct.

The Prince of Wales has been the landlord of the Duchy of Cornwall for more than 50 years and Nansledan is the latest project. Prince Charles wants this community to provide affordable housing with a lifestyle that could uplift the quality of life.  

The alleged strict rules of Nansledan are outlined in a 38-page handbook that details 85 orders meant to protect the town's character. Among these include no satellite dishes, no external drainage pipes and no plastic window blinds.   

The houses built or renovated in Nansledan must also strictly follow colour codes that "accentuate the seaside character of the area."  The rules also cover social behavior, such as no slamming of doors. Certain types of ball games and setting up flags on properties are also not encouraged. 

There are no fast food chains in Nansledan as well. Peter Kelly, who works as an urban developer, said that he read through the Nansledan handbook and said that it is "pretty terrifying." 

However, it is the Duchy of Cornwall that set up and implements the rules and not the future king himself. 

Nansledan extends to 540-acres. The duchy initially built around 170 homes in the area, as well as a primary school, a community supermarket, a church, and small businesses and shops.

The plan also involves a future development that will see the town evolve with 4,000 more homes and local jobs. As with Prince Charles' visions, he plans to make Nansledan sustainable economically and environmentally. 

The Duchy of Cornwall has been owned by the Queen's family since 1337. Its stewardship has been passed on to the eldest son of the current monarch.

When the right time comes, Prince William will inherit everything in the Duchy of Cornwall, including Nansledan. Once Prince Charles becomes the King of England, Prince William will automatically inherit the title Duke of Cornwall as well. 

To prepare for this responsibility, William has reportedly been taking business classes and receiving guidance from his father about running this vast real estate empire. The Duke of Cambridge has reportedly been joining meetings with Cornwall representatives since 2019. 

The Duchy of Cornwall is estimated to be worth over $1.30 billion (£1 billion).
